


The property consists of 598 acres of which 10 acres was donated to Knott County by the Sutton
Heirs to build an ATV Training Center to be known as Sutton Park. The training center is underwritten
by Honda, the ATV Safety Institute (ASI) and SVIA. It is designated to be the Trail Head of an
inter-mountain connecting adventure-tourism venture between the county, state and federal
government. It is located in the center of a several county area for designated trails and is known as
the Knott County Adventure Park System. The Adventure Park System will be a series of unique trail
systems throughout the entire county specifically designated for horseback riding, ATV and dirt bikes,
elk and wildlife viewing, hiking, walking and mountain biking to name a few. Plans are also underway
to add a street motorcycle course at the ATV Training Center for the future. Knott County is now
developing hundreds of miles of horseback riding trails and plans to hold numerous equestrian
related events throughout the year including trail rides and cook outs. The Sutton Heirs property is at
this time being utilized for this roundup and camping. There are also plans in the works to build a
large stable, equestrian riding ring, showers and restroom facilities at the Trail Head. At this years
trail ride an estimated 500 people attended with 400 horses which took place October 6-8 2006.
Riders came from Virginia, Tennessee, Ohio, West Virginia, Mississippi and thirteen counties across
Kentucky. Knott County is capitalizing on this by working with KY Department of Fish & Wildlife
Resources and Rocky Mountain Elk Foundation to develop Wildlife and elk viewing areas throughout
the county. Ky Department of Fish & Wildlife Resources believe Knott County has the potential to
become the best location for Elk viewing in Kentucky! The three major priorities are safety, protecting
the environment and developing a multiple use trail system in which the trails do not conflict. An
additional 43,000 acres abuts the Sutton property which has been mined using mountaintop removal
as well as the 598 acres. The terrain is rolling hills, flat land, and valleys. The valleys are mostly
suitable for rental cabins while the flat land is most suitable for lodges, log homes, etc. This property
is located in Knott County, near the town of Hindman, and only five miles from the city of Hazard, in
Perry County and Jackson, in Breathitt County. The property is a haven for wildlife, including Elk, deer,
black bears, wild turkeys, coyotes, raccoons, opossums, bald eagles, etc. The 43,000 acres of land
has been leased to Knott County Fiscal Court to be included in the Adventure Park System venture
and will also be used for horse trail rides, stables, hiking, etc. No ATV trails will be located on this
property. On the Sutton Heirs 598 acres, there will be some trails designated for ATV use, connecting
the old specified county roads to Robinson Forest (University of Kentucky) in Breathitt County. Water
and electricity are presently being run to furnish this 598 acres. It is located in the head of John S.
Combs Branch which is a tributary of Ball Creek which is a tributary of the KY river. The land was
purchased by Tom B. Sutton in 1943 from Dicey Smith. It now belongs to the heirs of Tom and Zella
Sutton which make up Sutton Developments, LLC.
Knott County, Elk Capital of Kentucky
Kentucky has the largest elk herd in the Eastern United States, with over 7,000 elk. They are a very
healthy population and are expected to surpass 10,000 within the next three or four years. On
average the adult elk weigh 100 lbs more than the elk found elsewhere in the U.S., because food is
plentiful in the winter time in Kentucky. They thrive on reclaimed surface mine land like that of Knott
County. During elk hunting season in Kentucky this year there will be a lottery drawing with 400 elk
tags to hunt elk. Once the herd surpasses 10,000 the lottery will allow for 1,000 people to hunt elk
